房 sits in the half-enclosure frame ⿸: the door radical 户 (hù) leans over the top-left like a single hinged leaf, and the phonetic 方 (fāng) tucks beneath it. The decomposition is 房 = 户 + 方. 户 carries the meaning, a one-leaf door cut into a wall, and 方 carries the sound, lending the rising fáng reading. This makes 房 a textbook pictophonetic: one component points at the thing, the other points at how to say it.
The radical 户 is the key to the original sense. A full gate of two leaves is 門 (mén); a single leaf, the kind hung on an inner room rather than a courtyard entrance, is 户. So 房 named the chamber you reach through a single inner door: the side-room, the wing flanking the main hall, the lesser room off the central space. The Shuōwén Jiězì glosses it as 室在旁也, the room that lies to the side. You can still feel that geometry in a traditional courtyard house, where the 正房 (zhèngfáng) faces south across the yard and the 厢房 (xiāngfáng) line the flanks.
From that side-chamber the sense spread two ways. Outward it grew to mean any built room and then the whole building, the house, until 房子 became the everyday word for a dwelling. Inward and metaphorically, because each branch of a large family took its own wing of the compound, 房 came to mean a branch or line of descent: 大房 the senior branch, 二房 the second branch. The honeycomb logic of partitioned space also lets 房 label a cell or chamber in other systems, as in 心房 (xīnfáng), the atrium of the heart.

Picture a courtyard house at dusk. The great two-leaf gate 門 of the compound stands shut for the night, but along the inner walls a row of single doors 户 hangs open, each one a single hinged leaf swinging into a small lit chamber. Step through one of those single doors and you are inside a 房: a side-room with a lamp, a bed, the smell of cooking drifting from the next 房 down the row.
